FAI believes that building nature-inspired, people-centric developments that intentionally are more generous in open spaces and focused on enhancing the human scale experience is integral to creating long-term value. It is exactly this ethos that has steered how FAI has been managing its various townships across the country. Its flagship township, Filinvest City, is a fully integrated, self contained, award winning urban destination. Its master plan is uniquely distinct with natural environs respected & preserved, and an integrated park system that spans across the township to connect several smaller, but complete ‘districts’ replete with business, residential and commercial buildings that encompass a vibrant live, work, and play lifestyle. In the last few years, FAI embarked on a re-masterplan effort to introduce even more curated open spaces, including Spectrum Linear Park, a tree-canopied greenbelt with public art & seating areas that was a result of reducing the width of one of the township’s central spine roads. 2022 has seen the completion of the Central Park Great Lawn a one-hectare open space perfect for sports & recreation. Installations such as a playground, outdoor gym equipment & mural art, bike & e-scooter rentals, fitness & sport activities like Zumba & HIIT sessions, musical performances & a food bazaar have given the community various opportunities to relax & recharge with their loved ones. Since its opening, the park regularly welcomes at least 2,000 Cityzens in weekly foot traffic.

With its sustainable, people-focused design, Filinvest City recently received a 3-Star certification for the PHILGBC’s pilot BERDE Districts program for large horizontal developments, making it the only CBD in the Philippines to receive both LEED Neighborhood Development and BERDE certifications. More important than these certifications per se however is the community’s experience on the ground. FAI believes that its intentional planning & development and conscious focus on inclusive mobility, sustainability & resilience have enabled healthier lifestyles for its Cityzens and have allowed them to be adaptive in spite of the uncertainties brought about COVID-19 resurgence. Filinvest City is proof of concept that sustainability improves the community’s quality of living, which in turn affirms the development’s brand value, and ultimately enhances land values. Third-party research has shown that Filinvest City has lodged the highest growth among all business districts in Metro Manila with a CAGR of 20% over the last 6 years. FAI’s people-centric development principles extend as well to its residential developments which are designed to deliver real value to its owners and investors as they capture their intended market’s unique lifestyle requirements & preferences, while remaining flexible to situational changes over time. This mindfulness in property development has allowed FAI’s new launches over the last two years, such Botanika Nature Residences Tower 2, Golf Ridge Private Estate, 1001 Parkway Residences and Studio N, to thrive even in a market heavily impacted by the pandemic.
