Nathan Miller is proof that you don’t have to take a traditional path to have a successful career or start your own business. He never worked his way up the corporate ladder or earned an MBA to become a CEO — in fact, he didn't go to college. As a self-taught computer programmer, learning on the job and programming in his free time, his hobby quickly turned into the lucrative business venture, Rentec Direct, a property management software company that helps investors, landlords and property managers efficiently manage rental properties and tenants. Software features include automated rent collection, a mobile app, tenant and owner portals, the industry’s largest vacancy listing network, renters insurance, full-suite accounting features and more.
Nathan initially founded Rentec to solve a problem that was close to home. As a rental property investor, he found the manual process of rental management full of inefficiencies such as stacks of receipts and a proliferation of spreadsheets. Nathan spent hundreds of early mornings before his full-time day job coding the very first version of Rentec Direct, which was released in 2007. More than 15 years later, his passion project has grown into the third largest property management software solution in its sector, with more than 400,000 active users nationwide.
Over the years, Nathan invested his own time and money to build Rentec, making Rentec 100% organically grown and completely debt-free. This growth led to recognition on the prestigious Inc. 5000 List of America’s Fastest-Growing Private Companies for the sixth consecutive year with a three year growth revenue of 152%. Rentec has maintained over 25% year-over-year growth rate, while competitors in the industry are averaging 20% year-over-year growth.
From the beginning, he focused on client experience, first and foremost, which is now one of the company’s key competitive advantages. In 2022, Rentec received a Gold Medal from the Best in Biz Awards for Most Customer Friendly Company and a Gold Medal from the Stevie Awards for Customer Service Department of the Year.
The company focuses on small to midsize property managers, a market segment often abandoned by other vendors in the space. Nathan continues to work as a software developer at his company, spending the majority of his time coding new features, testing the software, and engaging with his clients for direct consumer feedback. Nathan’s recent accomplishments include:
- Completed the acquisition of TrueRent, a full-service property management software system, migrating users to the Rentec platform while integrating complementary TrueRent product offerings for all clients.
- Launched a remodeled tenant portal within the Rentec Platform to facilitate stronger client-tenant relationships.
- Authored 25+ articles in publications like Forbes, Entrepreneur, Bigger Pockets, and Geek Estate.
- Granted eight scholarships to computer science undergraduates through the Rentec Direct Tech Mastery Scholarship program, which Nathan founded in 2016.
- Added software innovations including enhanced security features to client accounts to prevent fraud and phishing attempts, as well as time-saving banking, invoicing and reporting tools to help users comply with the most current industry regulations.
- Led integrations and partnerships with other industry software leaders to improve customer experience and streamline processes.
- Maintained a high employee retention rate with over 50% of staff celebrating 5+ years with the company, compared to the industry’s average tenure of 3.7 years, in part through his creation of a robust employee engagement program (source: bls.gov).
Nathan is a lifelong resident of Southern Oregon and passionate about community development. He is committed to making his community a better place by providing stable jobs and has partnered with Southern Oregon Regional Economic Development Inc., a non-profit organization dedicated to increasing the long-term prosperity of Southern Oregon. Nathan also serves on the Board of Directors for the Grants Pass & Josephine County Chamber of Commerce and on the Historic Building and Sites Commission.
